It is important that great care is taken in finding responsible tenants for your past home or future investment. The relationship between tenant and landlord must start off on a secure footing. Included with all our services we offer a comprehensive, no obligation rental valuation encompassing all comparable and varying market conditions. In addition to providing informed and accurate advice on your obligations and legal requirements as a Landlord. We offer an entirely flexible and personable approach

As part of our service we will undertake to provide the following:

  • Comprehensive reference checks
  • Adverse data check
  • Previous landlord reference
  • Receipt of early deposit
  • Lodging of deposit with DPS
  • Preparation of Assured Shorthold Tenancy Agreement
  • Arrangement of direct debit facility direct to landlord
  • Preparation of inventory and schedule of condition
  • EPCs unless already available
  • Advice on landlord responsibilities

We will accompany all viewings, prepare colour brochures and organise marketing in the local press and on a number of major websites such as Rightmove and Zoopla.

Our charges to both landlords and tenants can vary from property to property.  If landlords have a number of houses to let through us, then this may reduce the individual charges. The costs to tenants are clearly illustrated on each property brochure. Our basic charges are available on request. We have a policy to be competitive with a view to building a strong relationship with both landlords and tenants. We offer a bespoke service to our Landlords many choosing the following options;

Find a Tenant Only

Ideal for landlords with the capacity and desire to fully manage their properties (from dealing with rent collection to managing repairs and maintenance), however require assistance with the following; undertaking a proactive marketing campaign to source suitable tenants, commissioning the relevant legal certificates and checks, conducting accompanied viewings, screening and referencing prospective tenants and promptly negotiating, executing and exchanging tenancy agreements. As well as securing deposits in accordance with the legislation, supplying an independent inventory and conducting a check in.

Fully Managed

This dedicated fully managed service offers Landlords the variety of benefits outlined in the Find a Tenant Only service, in addition to acting on the Landlords behalf for the duration of the tenancy.
We will ensure the effortless management of your property/portfolio. Property inspections will take place every six months providing you with detailed updates and reports. Inventories will be conducted in addition to check in/out and dealing promptly with maintenance/repair matters and tenant queries.


We are well placed to know and recommend the best conveyancing practices. They will offer competitive fee structures and will not want to let us or you down! We believe it is a better service if it is local to you.

Mortgage Services

This is a big subject and very important one. Start by checking with your existing mortgage provider, you may be tied in or have a relationship you are comfortable with. Where possible we like to recommend ‘Independent Mortgage Advisors’ they should be able to look at whole of market (all available and suitable mortgages). Then you can make a well informed decision. We have longstanding relationships with local advisors that would be dedicated to help you.
