A landlord will come to us because we offer the service they want. A tenant will come to us because we have the property they want.

We could write pages about our services to both landlords and tenants. We like to treat all landlords and tenants as individuals, therefore the service requirements are built around what you want and need rather than what we think you need.

Let’s start with the costs


For most landlords, the big decision to make is to go for a ‘’fully managed service’’ or a ‘’find a tenant only service’’.


Our charges are attractive and hold no hidden extras.


We offer two distinct services when it comes to letting your property ‘’Full Management’’ and ‘’Tenant Find’’ service.

Preparation of property brochure including extensive range of photographs
Comprehensive marketing in the local newspapers and major websites such as Rightmove, Zoopla and our own
Prominent ‘To Let’ board to attract passing interest
All viewings accompanied and full feedback given to you on the outcome
Finding a suitable tenant, carrying out references, Right to Rent and credit checks
Drawing up the tenancy agreement
Organising safety inspections e.g. Gas Safety certificate
Organising energy performance certificate (unless already held)
Collection of the initial rent and deposit
Lodging of deposit with DPS
Preparation of property inventory and condition report
Ongoing rent collection on monthly basis
Take meter readings at the start and end of tenancy
Frequent property inspections with full emailed reports
Arranging repairs and maintenance
Monthly statements
Provide point of contact for any tenant concerns
Managing the check-out process, return of DPS Deposit, tenancy renewals and re-lets
Keyholding service
Arranging the issue of legal notices where required and general legal advice
Our Fees
60% Inc vat of first month’s rent. Minimum fee £300 Inc vat
Max 12% Inc vat of each month’s rent.

Our Landlord’s extended range of services and costs are inclusive of VAT;

Section 21 Notice – formal termination of tenancy £30
Section 13 Notice – formal notice of rent increase £30
Renewal of tenancy agreement with existing tenant (managed only) £50
Preparing of inventory and schedule of condition (Landlords that take up the ‘’Tenant Find Service’’ can decide to do their own inventory and schedule of condition. £120

To make your new tenancy as stress free as possible we have set out the costs of renting a property with us.

Application Fee = £280 Inc vat.

This is due once you have decided to take a property for a single person occupancy agreement.

For each additional tenant above the age of 18 there is a fee of £160 Inc vat.

These charges cover; checking your identity, immigration and visa details (required by law) contract negotiation, undertaking references from employers & landlords, credit checks, Right to Rent check, drawing up your lease, registering the deposit, meter readings and any further information to confirm affordability and suitability. If the landlord changes their mind and will no longer rent to you then this fee is returnable to you. If however you, the tenant, withdraws or cannot progress forward due to problems with your references or the ability to raise the money, then this fee would be retained by us the agents.

Potentially there could be other fees;

In some instances, you may require A Guarantor, there is a fee of £90 Inc vat. We would need to carry out a credit check on your guarantor which is covered in the fee. This is required before the tenancy starts.

Changes to an existing tenancy agreement £160 Inc vat This covers adding a new tenant with the agreement of the landlord or removing an existing tenant with the agreement of the landlord.

Tenancy renewal fee £50 Inc vat You may request for a new tenancy agreement to be drawn up when your existing tenancy agreement comes to an end.


Your Deposit
The standard deposit required is equal to one month’s rent plus £100. This will be lodged with the DPS (Deposit Protection Scheme) If pets are allowed the deposit may increase (we will advise). This is due prior to the tenancy start date.

First Month’s Rent
We will require payment of the first month’s rent in advance of your tenancy start date.

Non-Payment of Rent or Services
If we need to write / email you, chasing a late payment of your rent or services there is an additional fee of £30 Inc vat.

We want your tenancy to be stress free and an enjoyable experience for both you and your landlord.

We are members of the Property Ombudsman Scheme (TPO) if you have a complaint and we are unable to resolve this for you, we are able to escalate this for you to the TPO. This should only be done after going through our internal complaints procedure first.

PLEASE NOTE – Under the Consumer Rights Act 2015 we need to make you aware that we have a separate Protected Client Money account but we do not hold Client Money Protection (CMP) Insurance (ENGLAND ONLY)
